What’s more is that Brazil’s tourism industry is one of the largest in the world, with over 6.5 million international visitors in 2019, and shall reach a record year with already 2.7 million international visitors in the first 4 months of 2023. The city of Natal, was 7th most trending destination in 2022 by Tripadvisor. Northeast of Brazil is well populare for the internal travels and was #1 destination for the Brazilians on Airbnb in 2021.

This number is expected to continue to grow in the coming years, driven by factors such as the country’s rich cultural heritage, stunning natural beauty, and improving infrastructure. Philippe Germain goes on to explain that Brazilian beaches attract so many people from all across the world due to many other factors as well, such as the perfect conditions for surfing, kite surf and sailing enthusiasts. This influx of tourism encourages important growth in rental demand. According to Philippe Germain, as demand for vacation rentals increases, so does the potential for rental income for investors in Brazil’s vacation villas, creating exceptional real estate investing conditions. It is for these reasons that Philippe himself along with his colleagues have invested in a sustainable luxury project in Brazil. The project, known as Ibitu Gostoso is ideally situated between the pristine sandy beach and serene natural lagoon of São Miguel do Gostoso in the state of Rio Grande do Norte in Northeast Brazil. Philippe Germain describes the project as an outstanding development with 107 opulent private villas directly on the beach designed to cater to the most exquisite of tastes.

Located on the popular coastline, the villas have 4-5 bedroom layouts, thoughtfully designed to evoke a symphony of light and comfort. Philippe explains that the choice to locate the villas in a strategic area close to the beach, walking center to the city center, and other amenities was deliberate, as was the selection of the Brazilian coast.

The choice was made for the variety of beneficial reasons that he shared with us today, and Philippe has firm data to expect incredible ROI on this project. CEG Invest in the NY suburban Market (Multifamily)

Philippe has witnessed first-hand the professionalism and dedication that goes into CEG Invest through his work with them. CEG Invest is a private equity firm with a keen focus on real estate investing, co-investments, and build-to-rent projects. CEG Invest’s projects are very successful and often bring in high returns. The starkest examples of this are the developments in the city of Beacon, Dutchess County, NY, US. As Philippe explains, the location was selected by CEG Invest for the many benefits that it represented. The CEG Invest team knew that following the rise of inflation and high NYC rental prices, many would start to leave NYC in search of safer environments. But, being unwilling to go far, they would settle in nearby areas, such as Dutchess County. In fact, 20% of the work force of NYC commute every day within 90 minutes, where the city of Beacon is ideally positioned.

Philippe Germain and his colleagues understood the benefits of owning a rental property at such times around the big city. The massive arrival of the population would naturally raise the rental demand in the area and as well by the supply constraints. Considering that New York residents can generally afford slightly higher than average housing prices, CEG Invest opted for large build-to-rent projects in the area. Philippe details the projects as a multi-family residential build-to-rent known as Edgewater and a combination of two mixed-use rental properties that will be named River Creek.

Philippe Germain goes on to say that the mixed-use project was designed with a purpose: many of the new residents will either bring their offices and branches with them or create new businesses, driving a need for business rental areas. By taking these steps so far in advance, CEG Invest demonstrated a level of preparedness and planning that any real estate investor can benefit from.
