Getting an EPC

To get an EPC, you will need a qualified assessor to carry out an inspection on your property. This person must be listed on the UK government website as being properly accredited to issue a certificate.

The assessor will visit the property and conduct the following tasks to judge the efficiency levels of the property:

  • A visual inspection of the property, which takes into account building age and materials
  • An inspection of the home’s insulation systems, doors and windows
  • An inspection of the home’s electrical systems and energy meters
  • An assessment of the building’s heating and/or cooling units, as well as lights and older appliances on the property

After the assessment, the assessor will input their findings into a computer system in order to grade your property’s energy efficiency from “A” to “G.” If the property falls below an “E,” you will have to follow your assessor’s repair recommendations to raise the grade if you plan to rent or sell the property.

Be careful! If you rent out the property without ensuring it meets the minimum energy efficiency requirements, or simply forego getting an EPC certificate altogether, you could be fined up to £4,000.

How much does an EPC certificate cost? There is no set or standard cost for this certificate; rather, it depends on the rate of the assessor you hire to take on the task. Ultimately, you can expect to pay about £75-150 for the epc certificate. If you’re on a budget, try calling multiple assessors beforehand to compare prices for EPC certificate cost. 

Understanding EPC Certificate Cost: The assessor will charge you for a combination of the time taken for the assessment as well as the expertise they had to develop to get the certificate. In the case of an older or larger home, for example, an EPC certificate may simply cost more because the inspection needed may take longer. EPC certificates may also cost more in cities where the cost of living is higher, like London.

When preparing to get an EPC, you should not only be ready to pay the £75-150 it may take to get a certificate itself. Rather, you may also need to pay for repairs as needed. If an EPC grade is “unsatisfactory” (the grade is below an E), these repairs are now a legal obligation on your part if you are renting or selling the property.

If you can prove the relevant repairs needed to bring the EPC certificate grade up to an “E”  will cost £3,500 or more you can file for an exemption.
