The Do’s and Don’ts of Renting a Property

Do's and Don'ts of Renting a Property

For many people, renting a flat makes more financial sense than buying a house or condo unit outright. Fortunately, if it’s your first time to be a tenant, you can take many steps to find the best possible property to rent and have a smooth, hassle-free experience. We’ve listed a few tips for you below:

Rental Property Do’s:

Do find the best possible unit to rent

It’s easy to get discouraged when you come across flats that feel too cramped and claustrophobic and/or offered at exorbitant rates. However, it’s important to move forward and continue searching for the ideal property to rent. With research and due diligence, you’ll eventually find a flat that suits your budget, is the right size, and located in the ideal area.

Do know your rights as a tenant

Not all landlords are created equal. Some truly are concerned about the well-being of their tenants and want to provide them with the best possible experience, while others just want to get paid and don’t really care about the people who are renting their properties. Because of this, you’ll have to advocate for yourself and know your legal rights as a tenant. By doing so, you can protect your hard-earned money and avoid getting scammed by unscrupulous landlords.

Do get renters insurance

Once you find a flat you want to rent, your next move is to obtain renters insurance. Having this type of policy is important since it protects you against theft, liability, and property damage and even covers most of your expenses if your flat becomes uninhabitable for whatever reason. Find a reputable insurance company that’s known for their top-rated renters insurance products, and choose a policy that offers comprehensive protection and reasonable rates.

Rental Property Don’ts:

Don’t sign a contract without viewing the unit

In real life, something doesn’t have to be great just because it looks great. Therefore, always take the time to personally inspect a rental property even if the listing presents it as your ideal home. This helps you to verify whether the unit is in good shape and whether it really resides at the given address. You can also see if the rest of the building and the neighbourhood is livable and comfortable and if you like the local vibe (or if you need to find something better).

Don’t compromise on health and safety

When it comes to renting, it’s normal to compromise on some things if it means coming out ahead in others. For instance, you might have to settle for a slightly smaller unit or find a rental property beyond the outskirts of your preferred city so you can keep your monthly rent at the ideal amount. This is all well and good, but what you should never sacrifice is your health and safety. If you notice that the property has black mould on its walls or that the elevators don’t meet the building code, steer clear of it—even if it’s offered at a low rent. The amount that you’ll save on rent won’t be enough to cover the costs of hospitalisation if you’d fall ill or get injured.

Renting a property isn’t a walk in the park. Fortunately, by using this guide, you can find the ideal rental flats in Singapore or anywhere else and have the best possible tenant experience.
